Today we’d like to introduce you to Kaylea Fiscus.
Hi Kaylea, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstory.
Waypoint wasn’t born out of a marketing idea. It was born out of frustration, ambition and everything in between.
For over 13 years, I worked in mortgage operations. I was the person behind the curtain. Reviewing files. Clearing conditions. Watching loans move through underwriting. Making sure guidelines were followed to the letter. I saw thousands of transactions from the inside.
And I saw the same pattern over and over.
Buyers who didn’t fully understand their financing.
Deals that were structured poorly from the start.
Clients being told “no” when the real answer was “not yet.”
Opportunities missed because no one connected the dots.
I realized something important during those years: knowledge changes outcomes.
The problem wasn’t that people couldn’t qualify. It was that they didn’t have someone walking them through the strategy behind it. They didn’t have someone translating the process. They didn’t have someone advocating for them from contract to closing who understood both sides of the transaction.
I didn’t want to just process paperwork anymore. I wanted to lead the conversation.
Waypoint was created to bridge the gap between lending knowledge and real estate strategy. The name itself reflects what we do: a waypoint is a fixed reference point that helps you navigate from where you are to where you want to be. Buying or selling a home is one of the biggest financial decisions most people will ever make. They deserve direction, clarity, and a steady hand guiding the process.
We all face challenges, but looking back would you describe it as a relatively smooth road?
One of the biggest challenges was walking away from security.
For over a decade, I had stability — a guaranteed paycheck, benefits, structure, and a defined role. There’s comfort in that. You know what’s coming every two weeks. You know your responsibilities. You operate inside a system that already exists.
Stepping into entrepreneurship is the opposite.
There’s no guaranteed income.
There’s no safety net.
There’s no one handing you leads.
It’s build or don’t eat. Perform or pivot.
That transition from salaried professional to self-employed business owner forces you to grow quickly — mentally and emotionally.
There were moments of doubt. Moments of recalibration. Moments where I had to remind myself why I started in the first place.
The Identity Shift
Another challenge was internal.
For years, I was the operational backbone — the person ensuring compliance, solving problems, making sure the deal closed.
Moving into real estate required stepping into visibility. Marketing myself. Leading publicly. Owning outcomes directly.
That shift stretches you.
You move from being part of a machine to being the engine.
And that responsibility changes your perspective on everything — time management, financial planning, discipline, even personal confidence.
Thanks – so what else should our readers know about your work and what you’re currently focused on?
I’m a Utah-based real estate professional and the founder of Waypoint Realty Group. I specialize in helping first-time buyers, veterans, and families navigate competitive markets with clarity and strategy.
My background is what truly shapes my work.
Before stepping into real estate, I spent over 13 years in mortgage operations, specializing in government-backed lending, compliance, and deal structure. I’ve reviewed thousands of loan files. I’ve seen what makes transactions succeed — and what causes them to fall apart.
Today, I bring that knowledge directly to my clients.
I don’t just open doors. I prepare buyers properly before we ever walk into a showing. I work closely with trusted lenders to ensure pre-approvals are solid and realistic. I structure offers with a clear understanding of how they’ll hold up during underwriting and appraisal. For sellers, I use data-backed CMA strategies similar to what appraisers analyze so pricing is competitive and defensible from day one.
I’m known for being direct, prepared, and strategic. My clients often tell me they feel informed rather than overwhelmed — and that’s intentional.
What I’m most proud of is helping people realize homeownership is attainable when it’s approached correctly. I’ve worked with buyers who underestimated what they could qualify for, veterans who didn’t fully understand the strength of their VA benefits, and families who simply needed the right plan.
Seeing that shift from uncertainty to confidence is incredibly rewarding.
What sets me apart is perspective.
Most agents see the transaction from the surface. I see it from the inside out. I understand the lending mechanics behind the scenes — income calculations, appraisal standards, debt ratios, documentation — and I use that insight proactively.
In a fast-moving Utah market, preparation wins.
Waypoint was built to be exactly that: a steady guide in a high-pressure environment. I combine operational discipline with client-focused service. That balance — structure and advocacy — is where I thrive.
At the end of the day, I’m not chasing volume. I’m building a reputation for strategy, education, and execution. And that’s what I’m most proud of.
We love surprises, fun facts and unexpected stories. Is there something you can share that might surprise us?
Something that surprises people is that while my professional world revolves around contracts, compliance, pricing strategy, and structured negotiations — I’m deeply wired for the outdoors.
Most people know me as the detail-oriented real estate professional with a mortgage background. What they don’t always see is that I’m also someone who genuinely thrives outside — camping, hiking, exploring Utah’s mountains, and embracing a little bit of adventure whenever possible.
That passion actually led me to create a lifestyle brand called Beehive Bugger (instagram, FB and YT) — a nod to Utah’s Beehive State identity and my appreciation for preparedness, outdoor gear, and hands-on living. It’s a creative outlet that blends tactical practicality, family adventures, and a bit of grit.
In many ways, it reflects the same mindset I bring into real estate.
Prepared. Strategic. Intentional. Built on Grit.
Whether it’s assembling the right everyday-carry setup for the backcountry or structuring the right offer in a competitive housing market, I approach both with the same philosophy: preparation prevents problems.
I think people are often surprised by that balance — analytical and structured on one side, outdoors-driven and adventurous on the other. But for me, they complement each other. Real estate requires endurance, discipline, and clarity under pressure. The outdoors teaches those same lessons.
And honestly, both remind me why home matters.
After a long day on the trail, there’s nothing better than coming back to your own front door.
