Nicole Bowdle on Life, Lessons & Legacy

We’re looking forward to introducing you to Nicole Bowdle. Check out our conversation below.

Hi Nicole, thank you so much for taking time out of your busy day to share your story, experiences and insights with our readers. Let’s jump right in with an interesting one: Have you stood up for someone when it cost you something?
In real estate, relationships are the entire game. But here’s the thing nobody wants to say out loud: I can’t control who reaches out to me. I can’t hand-pick the people who want to work with me, or how they’ll show up once we’re in a deal.

What I can control is how I lead. I can teach. I can prepare people for what’s coming. And I can be absolutely clear about the standard I hold for myself and the kind of clients I choose to work with.

There’s this outdated idea floating around that “the client is always right.” Let me push back on that. The client is respected. The client is heard. But being “right” isn’t a free pass to ignore expert guidance and steamroll the process.

Most of the people I attract through my content are Amazing. Thoughtful. Serious. and Aligned. But once in a while, someone slips through who decides to go rogue. They stop listening. They go off-script. And despite my best effort, they turn a smooth transaction into chaos. That’s not a business relationship. That’s babysitting.

So I made a video real talk about a couple of deals where buyers went off the rails and nearly blew everything up. Not to shame anyone, but to help future clients win. To be better prepared. To understand what’s at stake.

One of those clients didn’t take it well. They ended up listing the home I helped them buy with another agent. I found out on Instagram. No heads-up. No conversation.

It stung. But it also clarified something: I’m not getting pulled into that kind of situation again.

I don’t chase. I attract. And I’m crystal clear on who I work best with: people who value trust, communication, and playing as a team. If that’s not there, we’re not doing business.

You can’t negotiate with chaos. You can only decide not to invite it back in

Can you briefly introduce yourself and share what makes you or your brand unique?

Amazing, so let’s take a moment to go back in time. What was your earliest memory of feeling powerful?
Power showed up for me in a dance studio. I was the fat, quiet kid—bullied, overlooked, not the one anyone saw coming. But when the music hit, something shifted. I wasn’t asking for attention. I was commanding it. No words. Just presence. Precision. Timing. That’s when I learned: real influence isn’t loud. It’s controlled. It’s felt.

Fast forward. I built the most-watched real estate YouTube channel in Park City. Closed enough deals from that camera lens alone to pay cash for my car, my husband’s truck, and live completely debt-free. I invest close to six figures every year into coaching, marketing, and personal development not because I have to, but because I know what it takes to level up and stay there.

People ask how I did it. The answer’s simple: I stopped waiting for permission. I show up with certainty. I lead under pressure. I make people feel heard, seen, and safe to act. And when you do that, you don’t just win deals. You earn trust, fast.

That girl in the studio? She’s still here. She just traded the stage for a spotlight of her own making

What did suffering teach you that success never could?
It taught me how to move faster than self-doubt.

See, success is a reward. But pain? Pain is a teacher. It sharpens you. When people told me I didn’t “look professional enough,” when someone in a tailored suit asked me to take down a video because it made them uncomfortable, when a so-called friend said, “Wow… you finally look like the homes you’re actually trying to sell”—that stung. But it also lit a fire under me.

I didn’t get bitter. I got focused. When you’ve got a chip on your shoulder, you don’t waste time. You don’t sit around waiting for approval. You build your own platform. You become undeniable.

That’s what pain taught me—how to pivot with urgency, to refine without apology, and to keep pushing even when it’s uncomfortable. Success never made me hustle like rejection did.

Suffering gave me an edge. Success just gave me receipts

Next, maybe we can discuss some of your foundational philosophies and views? Is the public version of you the real you?
Yes—and no.

What you see is real. The wins are real. The strategy, the hustle, the confidence—that’s earned. But let’s be honest: you’re not seeing the full picture. You don’t see the days I’ve questioned everything. The moments I’ve felt not “pretty enough,” not “polished enough,” or been told I don’t look like the luxury homes I sell. You don’t see what it takes to keep showing up when people want you smaller, quieter, less… you.

So yeah, the public version? She’s real. But she’s also trained. She’s the result of pain turned into purpose, of rejection turned into fuel, of years spent figuring out how to lead with both elegance and edge.

I’m not faking it. I’m just not bleeding on camera.

The real me is the one who built a business by refusing to wait for permission. The one who learned that being underestimated is leverage—if you know how to use it

Okay, so before we go, let’s tackle one more area. What do you understand deeply that most people don’t?
That being liked is overrated—and being trusted is everything.

Too many people chase approval. I chase alignment. I’ve learned that in real estate, in marketing, in life—your energy introduces you before you even speak. If you’re trying to be everything to everyone, you’ll end up meaning nothing to anyone.

I understand that trust isn’t built through perfection. It’s built through consistency. Boundaries. Listening hard. Saying the thing nobody wants to say—but needs to hear. That’s what creates loyalty, referrals, real relationships.

I also know this: how people treat you is often more about them than you. If you internalize every comment, every rejection, you’ll never move fast enough to win. The sooner you stop needing everyone to “get it,” the sooner you start attracting the ones who do.

And that’s where the power is
